The Carolina

The Carolina elevates the image of 100% affordable housing with ample green spaces, breathtaking entrances, and a thoughtfully contextual façade. The 400-unit development provides a critical step toward improved housing for all New Yorkers.

In addition, the building serves the community with space for both the Northside Center for Child Development, which provides early childhood and school-aged behavioral health prevention and treatment programs, after school, tutorial and summer day camp programs for children and teens, and behavioral health services, and the Union Settlement, which serves as an on-the-ground resource for East Harlem residents.
The Northside Center blends administrative offices, classrooms, and social service spaces into the first and second floor of the development. The Center includes a playroof, library, tutoring center, cafeteria / meeting room, teacher’s offices, and a full administrative suite. The development also includes high-quality retail, and indoor parking – one of its two garages serve as a secure facility for NYPD vehicles.
To achieve this thoughtful, comprehensive design, C+GA led a rigorous zoning and feasibility analysis and successfully navigated the city’s ULURP process for re-zoning and General Large-Scale Development. Well worth the effort, The Carolina provides an excellent model for affordable development that puts the public first.
