Alterations and New Deck for an 1860's Balloon Frame Residence;  

With the advent of new Energy Codes, and some provisions taking effect only beginning in 2022, additions to a much older, and difficult to improve the envelop, makes for more creative interior space planning.

Also, if the builder is young, and trying to be adaptable and cost conscious in the small town of Lykens, PA, you will think twice about adding a new addition which opens into the existing, as it would require full upgrade to the older space and envelop.

So you alter the roof of the 1970's addition to get more of the existing to be habitable room height.  And you re-arrange the second floor to have 3-bderooms;  and move the bathroom above the kitchen to align plumbing.

Then you add the new second floor deck to follow the "prescriptive" code of the IRC, to allow the builder to pull the permits without certified palns, as the engineering is already codified;  and then slide the footprint of the plan, past the building corner to offer views to the beautiful mountain to the North.
