High rise office building (400K sq. ft.,17 stories) with parking facility and 3K sq. ft. café restaurant.
Office Tower: The Office tower will incorporate sustainable design technologies and practices in order to achieve a minimum LEED certification for core and shell rating. The tower consist of 25,741 sq. ft rentable floor plates. The building core will consist of seven elevator, a single mechanical room. Men`s and women`s restroom with fixture counts that meet current city codes, electrical, telephone and maintenance closets as necessary to meet requirements. The configuration of the core elements has been reviewed by all team members to determine a final layout.
The configuration impacted lease depths, structural layout, elevator locations, multi-tenant add-on factors, and the ultimate building footprint. It did not impact the total rentable square footage or number of floors.
The exterior materials consist of precast concrete panels and insulated glazing/curtain wall systems. The lobby finishes is high end "class A/B" level. The roof penthouse is metal panel.
The tower has been served by seven full height elevator. There is a covered delivery and loading doc between the office building and garage. The office building has been connected to the garage via 12' wide air condition connector.
