Golf Avenue II

Nature can co-exist with increased human population and urbanization; with Golf Avenue II, the aim was to craft a development that connects its inhabitants to the natural world. We believe that the best way to make a sustainable future is to design it now. With an objective to create a green heritage amidst the backdrop of global change and modern life, the architecture of Golf Avenue II combines modern amenities that reflect contemporary lifestyles. Designed as a self-sustainable development, Golf Avenue II is surrounded by beautiful landscapes, where the residents can enjoy the charm of nature all year round. 

Golf Avenue II is a community that showcases a seamless integration of simple yet effective green building measures that define the township. The design embodies an Indian traditional lifestyle pattern and focuses on the orchestration of light, wind and people’s movement that creates a comfortable atmosphere which is not only refreshing for its residents but also entails less maintenance in the long run.

Flanked by the Hindon and Yamuna River on either side, the project is a part of the Noida extension in the Greater Noida region, Sector 75 in close proximity to the Delhi Noida Direct flyway and the Noida – Greater Noida Highway, making it easier for the residents to commute to prominent locations of the city. Housing some of the finest educational institutes and hospitals, it is also a hub of major offices and shopping complexes.

With a buildup area of 117762.31 sq. mtr., the residential units are oriented to amplify natural daylight. They are designed along the central linear landscaped garden that works as a community space for the residents while incorporating essential amenities for a healthy living. A badminton court, jogging track, basketball court, skating ring are integrated with the landscape design along with a play area for children and an amphitheater that provides space for various endowments. An open-air pool sets up as a backdrop that holds the area for outdoor activities including a clubhouse for indoor sports activities. Golf Avenue II is also designed to be disabled-friendly where common areas are equipped with braille and audio assistance.

The development is planned to ensure quality control, both pre and post construction. Residential units are positioned to enhance cross-ventilation while reducing electrical loads and dependency on the HVAC system, making it economical for the end-user. Measures are taken to minimize air pollution to attain zero discharge within the complex. Waste produced on the site is recycled and reused within the site. 

The use of locally available materials adds to the cost effectiveness and sustainability factor of the project. The heat island effect is drastically reduced by the cover of shrubs and greens on non-roof impervious areas.
Soft paved internal roads help to maximize groundwater absorption. Efficient rainwater harvesting systems and sewage treatments reduce the dependency on fresh water requirements. Sewage Treatment Plants are positioned to treat household sewage and wastewater which is used for landscape irrigation. Drought- tolerant plant species have been used in the landscaped areas to reduce the dependency on excess water for irrigation. The runoff water of building terraces, paved areas and landscape areas are channelized to the rainwater harvesting structures which are designed as per the peak intensity of rainfall to suffice maximum surface runoff, avoiding flooding.
