35 Stone, a five story, mass timber commercial building, broke ground on November 8, 2022, and has started construction. Located between the Wallingford and Fremont neighborhoods at Stone Way and N 36th Street, 35 Stone is part of the City of Seattle’s Living Building Pilot Program incentivizing high performance projects. It is also one component within “Campus Seattle” encompassing the entire square block which includes evo, Bouldering Project, Joule, The Whale Wins and All Together Skatepark. Campus Seattle is designed to reflect the active, outdoor lifestyle and the team’s passion for community-oriented projects.
The project is owned by evolution Projects and their local capital partners, who purchased the entitled project in 2022 as part of their Campus Seattle development. Designed by Weber Thompson, with landscape architecture by Hewitt, 35 Stone is scheduled to complete construction in mid-2024. Sellen is the General Contractor.
35 Stone offers 112,700 square feet of Class A office space, as well as 7,500 square feet of retail. The building uses a Dowel Laminated Timber (DLT) structural system and incorporates extensive curtain wall glass with numerous operable windows that promote access to daylight and fresh air.
These sustainable features speak to 35 Stone’s adherence to the strict guidelines of the City of Seattle’s Living Building Pilot Program, a rigorous green building program that incentivizes large reductions in water and energy use in addition to achieving three Petals from the Living Building Challenge. The goals of the program include the reduction of total energy use by at least 25% as well as the most challenging requirement: not using any potable water for non-potable uses (e.g., toilet flushing and irrigation). This requires an enormous 250,000-gallon cistern to store rainfall for use through our summer droughts.

Other features of 35 Stone include generous outdoor spaces at sidewalk level, robust, on-site rainwater harvesting, an interior bicycle locker room, 11 balconies and large roof terrace, an exterior stair to entice occupants to save energy, an interactive dashboard in the lobby to display real-time metrics toward water, energy and carbon goals, and a periscope along N. 36th St that provides a view into the honeybee apiary on the roof of the building.
