Place Dynamix were master planners and lead consultant for design team that developed the master plan, architecture, infrastructure and landscape architecture for the 510 hectare (1260 acre) Alburouj project in the new Cairo area, east of the city.

The project is being developed at an estimated cost of $4.47 billion dollars by Capital Group Properties, a joint venture between Abu Dhabi Capital Group (ADCG) and Al Ain properties. The Alburouj integrated residential project will see around 30,000 residential units being built and a population of over 70,000 people. The new area will also be home to schools, retail destinations, sports complexes, a grand mosque and a business park and will provide 50,000 jobs. A green park network with minimal road crossings takes people from all the districts into a central forest park of over 23 hectares that unifies all the phased districts and provides the green lungs for the project. At the centre of the first phase, place dynamix developed a modern interpretation of the Cairo Qasaba, a mixed use retail destination, reminiscent of the historic Cairo Bazaar.

The mixed use Alburouj development has been designed along traditional planning principles of walkable catchments connecting neighbourhood centres with larger regional centres. The planning principle ensured all residents are in walking distance of local & regional retail destinations, pocket & forest parks as well as local mosques & the grand mosque. With sub-consultants, WSP we developed the street hierarchy network that ensured the interconnections allowed for all modes of transportation, with a strong focus upon walking, cycling and jogging as lifestyle choices for new residents. The mix of product types have been studied comprehensively and Place Dynamix have provided schematic architectural design to develop typologies for all the product range including apartments, townhouses and villas. The comprehensive range of housing types is aimed at allowing people to grow up and live later in life in the development with smaller higher density apartments at centre of the lower density villa typologies. The floor plans were developed with a balance between high efficiency and living comfort, with all villas having gardens and apartments with terraces.

The full Alburouj master plan by Place Dynamix was approved by the higher authorities in Abu Dhabi and Egypt in 2015 and detailed design for phase 1 was completed with construction to begin in Q4 of 2015.
