The Regency House has a great presence on central avenue but lacks the connectivity and the interaction with the surrounding neighborhood and the community.  Located right next to the light rail station, it has the potential of becoming a social hub where people from different parts of the city could gather. The Regency House was built in 1964 on Central Avenue and was one of the first high rises.  Land values were different and obviously light rail was not yet been built. The site plan was more suburban than urban, and so 85% of the site is under utalized. Developing these under used areas by adding amenities that are lacking in the current context and expressing the individuality of the units to the public would make this type of high rise, a model for other similar Central Avenue high rises.
