Project Objective: To design a mixed-use tower in the heart of downtown Manhattan. The tower combines retail, offices, a concert hall, and residential programs.

Project Result: The mass of the building features a tower on top of an already cantilever building creating a gentle shift in structural core. At the shift a concert hall juts out and frames a panoramic view of the New York Harbor. At the base of the building, retail is structures in triangular pods. An urban plaza sits beneath the creative offices.
