Rehabilitation of a XIX th century building

This building was erected in 1898, in the central area of Brasov, and owned by a local celebrity- lawyer Nicolae Garoiu. The designer of this building is Arch. CHRISTIAN KERTSCH (a nationally renowned architect, who was very active in Transilvania).

Since 1940 the house became the property of the Communist Romanian Republic and it was poorly tended. After the Romanian Revolution (1989) it became private property, owned by multiple people (who lived there). The inhabitants of the house (the new owners) were even more nocive than the Communist state, because - besides the fact that they didn't make any proper reparations- they also made some unauthorized changes, which almost mutilated the volumetry of the courtyard facade. 

Since early 2000, the Romanian State became very concerned about adopting severe laws for protecting Immovable Cultural Property (especially because a large part of it was demolished by the Communists between 1950-1989).

This project (like many other similar cases) is a result of owners being obligated by law to proper rehabilitate- at least- the street facade of the building.
