Managed Entitlement, Design and Pre-Construction of a High-Rise Hotel in Midtown Manhattan that was to be branded under KDI's Marmara Hotels. Project was tabled after completion of Design Development due to fall in tourism in Turkey (Marmara Hotel’s base operation) – the main source of working capital for the project.

Vice President/Project Executive- 10/07-3/09 - New York City Real Estate Builder/Developer specializing in High End Residential Condominiums – Assumed full Project responsibility during the Pre-Construction. Worked closely with the Design team to re-evaluate the Construction Documentation delivery sequence and encouraged them to increase the level of detail to facilitate coordination. Overcame several challenges from private parties and the City regarding the available square footage for the project and challenges regarding the Ownership of the private alley immediately adjacent to the rear yard. Saved the Project over 1 million dollars by negotiating with NYC Department of Sewer ad Water to resolve an appropriate resolution to a century old condition with the existing sewer line.
Reorganize the Construction Management leadership: re-bid and/or renegotiated all Trade Contracts. Working with both the Design team and the Production team, brought down Construction costs to the predetermined budget provided by the Ownership. Challenging work site logistics require constant coordination, internally and with ongoing construction on adjacent properties.

Real Estate Development Consultant- 4/09-6/11- Marketing the “Project” as several other possible uses: For-Sale, Rental, Hospitality, Student Dorms and Mixed Use. Prepare Pro Forma Packages for each option. Present Development packages to potential Developers, Partners and Lenders.
