About 

As an owner’s and store representative, construction manager and design manager, I was consistently tapped to overcome obstacles, mitigate claims, improve quality control, and cut costs, moving projects and production forward. Standardized/streamlined procedures, and implemented Best Practices to drive process improvements.

I managed a wide-range of projects in the private/public sector including specialty retail stores, hotels, offices, theatres/concert halls, themed media/entertainment centers, mansions, multi-unit residential condominiums, urban renewal, adaptive re-use, colleges, hospitals, schools, historic preservation and rehabilitation projects.

Overcame obstructions to Budget Modification process. Design Review and Budget Modification processes for LAUSD projects were delayed in getting approvals. Met with key individuals to determine and resolve issues. Increased number of contracts issued monthly 33%, ensuring Owner complied with program requirements.

Cleaned up Contract Documents, reducing claims. As contractor’s consultant, provided expertise in pre-qualification/bidding to get Architect’s 75%-completed documentation through review. Prepared and negotiated contracts/proposals. Performed Value Engineering/Constructability Reviews, leading to 27% reduction in claims.

Reduced company’s risks/costs up to $2.5M. Managers for high-end commercial mixed-use project, Plaza at the Arboretum, were unable to organize sub-contractors, complete buyouts, or obtain responses for RFI’s. Consulting for HNTB, evaluated and turned around management, ensuring movement on projects and eliminating extra costs.

Managed Consulting Design Team on Hospital Code upgrades. Oversaw Consulting Design Team to provide Hospital Code upgrades on projects for URS client, L.A. County DPW. Worked with design team to improve processing through OSHPD. Enabled A/E Design Team to move projects forward, increasing efficiency 37%.

Established guidelines for bond fund utilization. L.A. Valley College contracted with URS to assist in defining scope of projects for use of State Bond funds. Set guidelines for multi-site/multi-funding sources, capital improvements, and modernization program. Mentored mid-level managers and increased project production 23%.
