I have extensive experience in both commercial and residential design and have worked on numerous projects from small residential additions and ground-up custom homes to commercial tenant improvements and new commercial financial institutions. My long-standing love of travel continues to influence my goal of creating emotionally rewarding designs in a variety of styles. 

Design Philosophy. As designers, we have a responsibility to create dynamic and socially conscious architecture while maintaining an active concern for the impact on the natural world. We must respond to the needs of the user with innovative solutions that harmonize context, experience, function, and aesthetics, ultimately enhancing each clients' sense of place. Inevitably, the most intriguing and inspiring designs are those that are meticulously detailed and intelligently curated. Yet, ultimately the success of our work is a result of listening to our clients' needs while responding to the design challenge with our own unique voice.

- Established boutique firm specializing in commercial tenant improvements and custom homes.
- Identified business opportunities and developed client relationships to maintain firm workflow.
- Managed projects from inception through construction.
- Created thoughtful design packages, made presentations to executives and landlords, delivered full construction document sets, and coordinated with product reps to expedite construction & keep projects on budget.
- Performed all administrative services including bookkeeping, budgets, schedules, and contract negotiation.

- A re-imagined bank branch that elevates the form, function, and palette of traditional banking. A complete TI with brand overhaul for a younger market including FF&E package, art selection, and construction administration.
- Plans for a newlywed's new 2,000sf post & beam home on the McKenzie River in Oregon.

- Managed design team and production of space plans, pricing
plans, finish selection, design development presentations, construction document sets, and construction phase coordination for multiple commercial tenant improvements and exterior renovations. Handled 13+ projects at a time.
- Executed complete architectural design services for all projects. Developed project design criteria, established programs, building code requirements, prepared/negotiated contracts with consultants, and analyzed contractor bids.
- Lead all aspects of construction administration including response to RFIs, submittal/shop drawing review and approval, chalk, punch, and weekly on-site meetings, issuance of SK's and ASI's, and provided thorough project closeout packages.
- Coordinated with clients, contractors, consultants, and government agencies to secure project approvals.
- Developed client relationships to secure additional projects.

Financial Institutions (interior & exterior work); Medical Office Space up to 30,000sf; Corporate Office Interiors up to 40,000sf

Kim Grant Design, San Diego, CA, US, Project Manager

- Managed residential and small commercial projects for high-end custom residential firm. Worked closely with clients, engineers, consultants, government officials, and contractors.
- Participated in all phases of design, including budget analysis, permitting, and construction management.
- Delivered full construction document sets, including custom detail drawings and historical resource packages. Handled city and county submittals, and executed planned community art jury presentations.
- Performed on-site construction administration and on-site measuring. Prepared as-builts.
- Architectural photography for all projects. Designed and created marketing materials and advertisements for presentations and publications. Produced submittal packages for competitions and awards.

Complete gut & remodel for 10,000sf contemporary home; New ground up 7,900sf Pennsylvania farmhouse; New ground up 9,200sf contemporary Spanish home
