ZD Jasper signed on as a JV Partner with Ascent Development for the Long Island City project in early 2020. In November, ZDJ established a leading position in the project and I transitioned to their team to continue managing the project. We expect to break ground in February, 2021.

In addition to this project, I am managing a ground up 65,000sf rental building on the adjacent site, with an anticipated construction date of July, 2021. Regular duties also include design review of additional developments within the office and acquisition feasibility studies for potential new projects.

Ascent Development, Long Island City, NY, US, Development Manager

Development Manager for a ground up 138,000sf residential condo in Long Island City and 13,700sf rental building in Astoria. Current responsibilities span all stages of development from project acquisition to project closeout.

Internally, I track project status, set agendas and lead weekly ownership meetings, as well as distribute minutes to the project team. Pre-construction duties include drafting & reviewing new acquisition feasibility studies and pro formas, analyzing zoning envelope massing & test fits, managing ACR and drafting bank requisitions for payment release.

Within the construction phase of new development, responsibilities include scheduling and leading contractor and consultant interviews, bid leveling & award meetings as well as contract review, additional service & change order reviews and execution. Once signed, I work with consultants and contractors to develop construction schedules based on DOB, DOT, NYCTA, and other relevant approval timelines as well as delegate deliverable requirements to consultants in order to meet approval deadlines. Throughout all stages from schematic through the shop drawings, I review contractor and design consultants drawing where focus is placed on optimising layouts and reviewing mechanical systems for constructability, the relationship to project scope and cost, and developing VE options which maintain the design intent. Where required, there is additional work with the expediting team to ensure all supplementary documentation is submitted and approved for all necessary permits.

At present time, Ascent Development is seeking our next acquisition.
