Hoboken, NJ
An impressive 75% of the 399 residences at The Wyldes in Harrison, NJ have been leased just six months after opening, marking an unprecedented rental pace for the Hudson County, NJ town.
Situated within the Riverbend District, a transformative 35-acre neighborhood along the banks of the Passaic River adjacent to the Harrison PATH Station and just ten miles from New York City, The Wyldes is the third property developed by Advance Realty Investors in the burgeoning area. The luxury rental building was designed by MHS Architecture.
The notable leasing milestone provides compelling evidence of the neighborhood’s evolution into a vibrant residential destination, one that is more and more attracting residents from surrounding New York Metro areas.
Data from The Marketing Directors, the exclusive marketing and leasing agent for The Wyldes, which also directed the lease-ups of its sister properties, Steel Works and Cobalt Lofts, supports the neighborhood's maturation. A 38% increase in leasing velocity compared to one of the earlier properties over the same time frame highlights the district's growing appeal. The Wyldes has unequivocally increased its appeal to renters in neighboring urban locals with almost 35% of its lessees being former residents of Jersey City or Queens.
The surge in demand can, in part, be attributed to renters seeking practical alternatives to escalating rents in neighboring markets. A recent report from Bloomberg indicates a 48% jump in rents in Jersey City since 2020, while Renthop.com reports rents in Queen’s popular Long Island City rose over 50% in the past three years.
Jaqueline Urgo, President of The Marketing Directors, notes, “The success of The Wyldes suggests a clear shift in the mindset of today’s urban renter. Now more than ever, they are looking to leave behind exorbitant rents and head to locations where they can find luxury buildings on par with those found in Manhattan, Jersey City, or Long Island City, along with commuter convenience. Harrison, and the Riverbend District in particular, has clearly emerged as a destination of choice.”
Those qualities are what drew Danielle Grisales from Jersey City to The Wyldes. While initially looking to stay in Jersey City, its rising prices and a decline in community warmth prompted her to expand her search to other nearby cities like Hoboken, Bayonne and Harrison. Danielle toured approximately 15 different properties before deciding on The Wyldes.
“I was immediately drawn to The Wyldes’ proximity to the train, ease of transportation and access to New York City,” said Danielle. “The modern design instantly caught my eye, and the array of amenities, from the staff to the cozy co-working and entertainment spaces, made it clear to me that this was more than just a place to live. What truly sealed the deal was the vibrant community atmosphere which is what makes The Wyldes a special place to call home.”
This sense of community extends seamlessly to the entire Riverbend District. A central outdoor park functions as a community-wide gathering place, hosting programmed events throughout the year showcasing live musical performances, diverse food truck and culinary offerings, and an array of cultural experiences. Furthermore, The Wyldes, Steel Works and Cobalt Lofts each host a range of indoor events throughout their vast amenity spaces that are open to all residents, creating a robust offering of communal experiences.
