A new project type has emerged in the City of Los Angeles, and elsewhere, spurred on by the need of high quality, small scale, ownership based residential living. In an effort to encourage increased density and ownership, free from the established drawbacks of the condominium model, the city of LA implemented the “Small Lot Subdivision” ordinance in order to provide for this new dwelling model. Each building is a stand-alone structure, and owned fee-simple. I was engaged in the design of a small lot dwelling unit as part of a larger small lot subdivision project.
