National Finance Services Firm

The reconstruction of a National Insurance Company headquarters on its existing nineteen-acre campus in Morris County, NJ was a direct result of the State’s push for creative rebuilding and reuse of urban and suburban structures in existing communities.

The decision to remain in place and launch a 50-60 million-dollar rebuilding program was made due to the facility's convenient location, with direct access to rail and highway corridors, along with the existing infrastructure from both a public utility and communications perspective. 

The steel and glass structure were stripped to its bare bones, while new mechanical and electrical systems were gutted and fully replaced with the latest standards for use, control and energy efficiency. The site itself has been transformed.  A forty-year-old concrete and steel parking deck was carefully dismantled and replaced with a 450-space precast concrete structure with a projected useful life of over sixty years. 

That structure complements the new seamless glass and granite facade of the 225,000-sf headquarters building, presenting a contemporary and bold image for the headquarters use. In addition, all offices, no located off the window wall and at the center of the floor plan. All open plan areas now front directly on the building perimeter affording employees access to direct sunlight. Existing polished granite stair/elevator towers and spandrel panels were sand blasted to a fine honed finish, restoring these striking building elements and eliminating over forty years of aging.  

The decision to restore these elements in place and reuse some of the materials speak to a deep understanding of the environmental costs associated with building construction, as well as the company’s deep commitment to sustainable practices. 

Other features include open air atrium's, the installation of a 1,000 sf pyramid skylight to provide natural light to a planned underground conference center, a new half mile walking trail, full fitness and dining facilities as well as open air balconies on all floors. The space also provides a variety of opportunities for associates to leave their workplace and enjoy the larger amenities of coffee bars, open air meeting spaces and a roof top deck and entertainment area that was carved from a former mechanical penthouse structure that was located on the roof top.  

Finally, all building materials were locally sourced, new furniture and equipment meet all associated environmental and safety standards and the building will achieve at completion a Silver level LEED status.

Kimmerle Group furnished all A and E services, interior planning and design, project management and procurement services and specifications for all furniture, fixtures and equipment for the project.
