137 West 13th Street in prime West Village; and we were approached by RoundSquare Development to work to maximize its value. In the end, we created an exceptionally refined five-story townhouse that has been completely modernized with a timeless but contemporary style.
Encompassing 7,386 square feet, this 20’ wide townhouse offers five bedrooms all with en-suite bathrooms, three powder rooms, five separate outdoor spaces and a full floor primary suite. The staircase wraps around the elevator and acts as the architectural centerpiece of the home.
While maintaining the historical facade, original stoop and cast-iron railings, the restoration integrated a clean modern aesthetic throughout. We excavate 20’ below street level to create a cellar level that expands the townhouse’s sellable and livable square feet.
Located in one of NYC’s many historic districts, we worked tirelessly to develop a design that would maximize the site’s potential while being approvable by the Landmarks Commission. We developed an aggressive strategy to dig down and expand the cellar which allowed us to lower the garden level and add a hidden roof addition.
