I am licensed in California as an Architect and Real Estate Professional.

I have 20+ years of combined experience in real estate development/sales, construction management, and architecture design.

Having just completed and delivered the $60M mixed-use project “Pacific Plaza Alhambra” as the owner’s representative and project manager, I am now eager to pursue larger and more challenging team oriented projects for my career growth.

While serving the community as Planning Commissioner and previously Design Review Board Member for City of Alhambra, I was influential in completing the redevelopment of the West Main Street Corridor.

I am passionate about my collaborative approach to the design/construction process and delivering successful projects with impactful results.

Direct all project management for $60M mixed-use development Pacific Plaza, with 120 condominiums 160K SF, commercial retail space 18K SF, and 3 levels of parking. Newly completed December 2015.
Selected Accomplishments:
• Instrumental in all phases of project delivery leading to successful sales of all units and leased commercial spaces with branded tenants. Completed project on accelerated schedule and budget. Led cross-functional team of architect, contractor, and government agencies.
• Collaborated with government agencies with challenging requirements to obtain entitlements and permits. Enabled the project to be marketable with Bureau of Real Estate and Fannie Mae approvals. Leveraged technical expertise with project improvements saving time, capital, and minimized liability.
• Improved the Final Tract Map by retaining the commercial air-space lot independent from the residential subdivision, maximizing stakeholder value. Created the HOA entity, all supporting documents, and trained broker and escrow team transaction protocols. Obtaining Final Certificate of Occupancy that initiated all mortgage funding in record time.
• Managed commercial tenant improvements allowing businesses to open on schedule minimizing common area conflicts. Acquired Conditional Use Permits enabling tenant alcohol sales.
• Leveraged creativity coupled with technical expertise in developing graphics standards, public art, and improved parking traffic flow congruent with city requirements. Advise tenants on recommendations to improve customer attraction and loyalty.

Planning Commission 2010-present.
• President 2014-15, Vice President in 2013-14, and the only architect with a seat on the commission.
• Instrumental with completing the vision of the ‘2006 Alhambra West Main Street Corridor Master Plan’.
Design Review Board – 2004-2008
• Responsible for improving, preserving the aesthetics, and compatibility of residential neighborhoods.
• Recognized by the Mayor with outstanding community service award.

Provided project delivery for commercial and government building projects. Coordinated proposals, contracts, project design, construction documents, government approvals, and construction administration.
Selected Accomplishments:
• Completed high-rise renovations at City National Plaza, Los Angeles. $150M building core renovations with 400K SF of retail/restaurants, and subterranean retail to parking conversion for 500 cars. Improved client architect relations that led to incremental follow-on business and increased design fees of $1M+.
• Completed Tutor-Saliba’s $4 Million headquarters expansion featuring a unique structural design while preserving and existing structure.
• Santa Ana Superior Courthouse, $75 Million in renovations to historic civic building with new updated courtrooms and Judges chambers. Managed the construction administration process and completed the final two years of the decade long project.
