SUMMARY
The greater Denver metropolitan area currently supports approximately 2.9 million people (ranked 17th among the most populous U.S. metropolitan areas) and is slated for continued growth in the foreseeable future. Between the expansions of adjacent counties and municipalities like Aurora, Boulder, and Arvada, the Regional Transportation District (RTD) has fervently worked towards developing sufficient mass transit services with the implementation and expansion of the Denver Light-Rail system.
Introduced to the city in 1994, today the Denver Light-Rail system serves the greater Denver metropolitan area with 6 different rail lines, and 36 stations across the city. As the Light-Rail has expanded throughout the years to ease traffic congestion along major thoroughfares and arterial roads, considerable development has also sprung up adjacent to added stations and routes. One such recent development opportunity occurred at Lincoln Station, the southernmost stop along the E, F, and G rail lines.
With the addition of this stop came a viable opportunity to create a vibrant Town Center and destination with an assorted mix of Office, Retail, and Residential Development at the doorstep of the Light-Rail transit stop. Coined a “Goburb Village,” a unique programmed combination of laid-back suburban comfort and high urban design and convenience was designed to provide endless choices to its users, as well as easy access to the new Front Range transit system.
I worked closely with a design team to see these visionary concepts through to fruition while working in the Commercial / Civic studio of Klipp, a local architecture firm which carried the bulk of the project from Schematic Design through to Construction. The summation of the program for the Transportation Oriented Development (T.O.D.) included approximately 500,000 sq. feet of Office Space, 50,000 sq. feet of Ground Floor Retail with ample parking, and 1,500 – 2,000 Residential units within the contextual Master Plan.
