This mixed-use complex incorporates commercial, retail, restaurants, offices and a cultural center that includes exhibit and studio space, and a performing arts theater. The residential tower consists of one, two, and three bedroom lofts with garden terraces. Our goal with the design is to accommodate both locals and visitors, and provides the people of Ruwais with a facility to celebrate their city and culture. After considering the site and its constraints, the building began to take form based on the surrounding programmatic uses, desired pedestrian ingress, solar shading, natural ventilation and program placement and relationships.
The cultural center has an open floor plan allowing for several various uses to take place within the building.The more public programs are located on the first floor, allowing for transitional space between the surrounding urban plaza and the semi-private spaces above.
The residential tower similarly contains retail on the ground floor, transitioning to offices on the second and third floor. The building contains 40 apartments, a workout room, a rooftop terraces with a pool and garden area, and two levels underground parking for residents and museum visitors.
