The building is located at Xinglin Bay business operation center in the Jimei District of Amoy. This 5 - storey building was built 10 years ago, and was originally conceived as a shopping mall with a 4 stories high atrium and free open indoor space. The existing west elevation is mainly clad with aluminum panels with few openings, while the east glass glazed elevation which faces the water body has a series of setback terraces.
HEYi was commissioned to revitalize this derelict mall, and turn it into an office building. Through the renovation, our team aim to enhance the accessibility of the display area on the ground floor, improve vitality of the public area, retain flexibility of the office space, at the same time, to better catalyze the company culture identity.
Considering the company’s industry character as a home service and its school like organizational structure, HEYi proposed 4 design key words for this project: clean, easy, open and share
A series of design strategies include:
Façade
Glass curtain walls wrap around the whole original building, and storey-height white perforated aluminum panels are applied as a second layer on each floor, blurring the boundaries between inside and outside, and create a light and clean visual effect. In addition, greenery is added to brighten up the in-between space thus emphasize the vividness on both sides.
Ground floor
Setback is applied upon the existing outline of the ground floor, to create a series of the continuous shaded arcade with columns. Indoor display areas are designed as independent islands to encourage people wandering through.
Atrium
Big stairs and LED screen are set up in the atrium for discussion and meeting purpose. White perforated panels are also used in the internal elevation to match with the exterior and create an atmosphere with a clean and light mood. Light wells are created to penetrate skylight into this central common area.
Office
Grid system replaces the traditional corridor layout as an overall plan structure, that keeps the circulation compact. The scattered recreation spaces over the office areas increase the flexibility of function switch, and become the exuberant backyard of each office with the vibrancy of the nature. Windows are elaborated as connectors on partition wall between spaces, acting as an internal elevation design language that increase the layering in space design and the openness.
The design strategically response to the key words in different aspects, optimizing the functional utility, space quality and corporate identity.
