ZUM: Shorenstein's Oyster Point Business Park Preliminary 3D Architectural Renderings Completed for 2.5 Million Square Foot Office Space

Shorenstein, one of the country's oldest and most respected real estate organizations in the US and ZUM, a 3D rendering company with offices in San Francisco and New York, recently completed the first phase of 3D Architectural Renderings for Oyster Point Business Park. The project, which would be built on a site in South San Francisco, would be more than 2.5 million square feet total, making it the largest office space in the Bay Area.

Zum LLC, a 3D rendering company with offices in San Francisco and New York, recently completed the first phase of a project that could create the largest office space development in the Bay Area.

The company was hired by Shorenstein, a real estate development firm with properties throughout the country to help create images for the developing Oyster Point Business Park project. The project, which would be built on a site in South San Francisco, would be more than 2.5 million square feet total, which would make it the largest office space in the area.

South San Francisco is known as the “Birthplace of Biotechnology” and is home to some of the worlds leading biotechnology companies. Biotech has grown steadily in South San Francisco with over 72 biotech firms in a 2-square-mile industrial zone including Genentech, Elan Pharmaceuticals, Amgen, Cell Genesys, Theravance, Cytokinetics, and Rigel. Also in the area are numerous hotels, restaurants, eateries, consumer and business services.

ZUM recently completed all of the 3D architectural renderings for the project, including interior, exterior and aerial designs. These renderings will be shown to potential architects, investors and tenants. Through aerial photography and static images, the team at Zum was able to showcase the full scope of the project, and envision its potential, both inside and out.

“We were given a relatively blank canvas to work with, which meant that we were really able to use our creativity on this project,” says Zum co-founder Michael Semmen. “We’re hoping that area companies use our images to see the potential of this site, and decide to move their businesses and office space.”

Creating these 3D models has also helped Shorenstein cut costs at this phase of the project. As the project continues, the developers will be able to reuse these models for a variety of purposes.

Although only in the initial stages of development, the Oyster Point Business Park project has the potential to revolutionize the South San Francisco area.

“It could be a real game changer for the area,” says Wendy Cohn, co-founder of Zum. “South San Francisco is still a developing area, and to have an office space of this magnitude in the area would be huge.”

About Oyster Point Business Park:
Oyster Point Business Park and Marina Village is a 48.7-acre site located along 1,600 feet of unobstructed waterfront in South San Francisco. The site is currently improved with 470,112 square feet of flex-industrial space, office and retail buildings, and a three-story, 30-room hotel.  There is also a 235-berth marina, a 4.1-acre dry boat storage lot, a floating boat launch dock, and a fuel dock. It is anticipated that, upon re-entitlement, the site will accommodate approximately 2.25 million square feet development in 12 separate R&D office buildings and three parking structures.

The Property’s strategic location within Oyster Point provides direct access to the San Francisco CBD (ten miles north), San Francisco International Airport (three miles south), as well as other submarkets that define the greater mid-Peninsula and Silicon Valley office market (approximately 30 to 45 miles south).  This location provides access to major transit corridors, including Highways 101, 280, and 380 and numerous public transportation options, including Caltrain and BART.  A ferry terminal located within walking distance to the property opened in June 2012, which enables commuters to travel to and from Oakland and the East Bay.
