The Parker 118, the new boutique rental building designed by Minno & Wasko Architects and Planners in Downtown Rutherford, NJ, is already 50% leased just a few short weeks after opening to the public with 60 luxury residences, according to developer Vango Development.

The quick start at the four-story building underscores the property’ appeal to renters seeking large, well-appointed apartments in a convenient downtown setting with great access to mass transportation into New York City and Hoboken.

Monthly rents starting at just $2,370 for studios-to-two-bedroom homes also compare favorably to super-heated rental markets along the New Jersey Gold Coast.

Located at 118 Park Avenue, The Parker 118 sits adjacent to its sister building which debuted in 2019 with 52 residences and 5,000 square feet of retail space that houses Steven’s Café and Song'E Napule, the popular pizzeria and trattoria. The Parker 118 adds 3,000 square feet of retail space to the burgeoning district that will include The Salad House and a high-end salon, enriching the conveniences and services for both residents of The Parker and the broader community

 Brand New, Beautifully Designed Residences

The Parker 118 features well-appointed studios, one- and two-bedroom homes boasting airy living spaces loaded with designer features and appointments, including oversized operable windows, plank flooring, high ceilings and spacious custom closets.  Gourmet kitchens are outfitted with Quartz countertops, Kohler fixtures, stainless-steel appliances and soft-closing cabinets. Conveniences include full-size in-home washer and dryer and energy-efficient heat and air.

 Curated Amenities and Social Spaces

Designed by Minno & Wasko Architects and Planners, with interior amenities imagined by The Childs Dreyfus Group (CDG), The Parker 118 provides a private entrance and elegant lobby and is connected to the initial Parker building via a shared landscaped courtyard. The scenic outdoor space has been designed to foster natural opportunities for residents to meet and interact with lounge seating, fire pits, BBQ grills, foosball and ping pong tables, a bar with shade canopy, lighting, and music.

Shared interior amenities include a state-of-the-art fitness center, co-working lounge, and a resident lounge/club room with billiards, shuffleboard, and large-screen TVs. The pet-friendly, smoke-free community also provides WiFi in common areas, a Butterfly Smart Phone/Video Intercom system, Amazon Hub system, bike storage, and a private parking garage with electric car charging stations.

The Parker 118’s location near the Rutherford train station places commuters just one rail stop away from Secaucus Junction. New York Penn Station is less than a 30-minute train ride away, and Hoboken is less than 20 minutes away, where transfers to the PATH system are available. Rutherford station is also a bus stop for the NJ Transit #190 bus, which whisks passengers to the Port Authority in about 30 minutes.

In addition to its excellent mass-transit accessibility, Rutherford offers motorists easy access to Route 3 and Route 17, which connects the community to the New Jersey Turnpike, Garden State Parkway, and the Lincoln Tunnel. The borough is home to several parks, including Memorial Park, which offers baseball/softball fields, tennis courts, shuffleboard, children’s playgrounds, a lighted stadium with a track and football/soccer field, and a waterfront walking trail that ambles along the Passaic River.   The 3 million square-foot American Dream mall, with water park, ski slope, amusement park and brand name retailers, is also less that ten minutes away in neighboring East Rutherford.
