Developer Halpern Real Estate (HREV) is thrilled to announce Birch House’s 337 upscale rental residences on Jersey City’s West Side are nearing 70% leased.

The noteworthy milestone was reached following strong leasing velocity that facilitated over 150 leases signed in the past four months alone.   Birch House features a mix of studios, one-, and two-bedroom homes that are available for immediate occupancy.

Corcoran Group Marketing is conducting the Birch House rental program from an on-site leasing gallery with professionally decorated model residences styled by celebrated NYC-based ASH Staging. The building was designed by renowned Minno & Wasko Architects and Planners, with interiors and amenities curated by The Meshberg Group.

Several factors can be attributed to Birch House’s widespread appeal and success in Hudson County’s competitive rental market, notes Corcoran Group Marketing, the property’s exclusive marketing and leasing agent.  First is the opportunity to move into a high-end rental building with oversized, well-appointed homes at a more compelling price compared to Downtown Jersey City and Hoboken.  Residents also appreciate its green-centric design and a five-star amenity collection that features a one-of-a-kind nature component outside and in.

The amenity package at Birch House boasts a 20,000 square-foot garden courtyard with extensive landscaping and a 22,000 square-foot rooftop with 360-degree views of the Hackensack Waterfront District, Downtown Jersey City and Manhattan in the distance. Emphasizing sustainability, Birch House incorporates meaningful green features such as a composting system producing fertilizer for the property’s landscaping, community garden planters, rooftop solar panels, electric vehicle chargers, rainwater collection for irrigation, and a vast 20,000 square-foot landscaped park. LED light fixtures and low flow fixtures further enhance the eco-friendly aspect within each residence.

In all, Birch House boasts an impressive 50,000 square feet of indoor and outdoor amenities, creating a dynamic live/work/play environment. Inside, the inviting hotel-like lobby and coffee bar leads up to the amenitized second floor by an interconnected stair, serving as an open and welcoming entrance to all residents and their guests. Residents can also enjoy several private co-working spaces for flexible work-from-home opportunities. Additional amenities include a hidden speakeasy-style bar, state-of-the-art fitness center with yoga and Pilates studios, a demonstration kitchen, media room, game & billiard room, and convenient covered onsite parking with EV charging stations available. Birch House also offers a complimentary shuttle service to the Journal Square PATH station for commuters.

Residences boast elevated finishes including custom oversized floor-to-ceiling windows that allow natural light to fill each home, complemented by the wide plank oak floors throughout. Chef-quality kitchens come equipped with top-of-the-line GE appliances, including a four-burner range, stainless steel refrigerator, dishwasher, and a Frigidaire microwave. The aesthetic is completed with grey quartz countertops, a grey stone-tiled backsplash, white oak and grey cabinetry, and stand-alone kitchen islands. Sumptuous baths offer a luxurious retreat, showcasing porcelain tile floors and wet walls, custom matte black medicine cabinets, and deep soaking bathtubs with handheld shower fixtures.
