Overlook Flats, the upscale new rental property designed by architect Michels & Waldron in Jersey City’s historic Journal Square neighborhood, has begun initial occupancy.
Developer Milton Fantin and the Fantin companies (Urban Property Developers and Urban Property Managers) made the milestone announcement following the successful launch of leasing at the striking 16-story property which offers 297 meticulously crafted studios, one-, two-, and three-bedroom residences at net effective monthly rents starting from the $2,700s. Limited-time Grand Opening incentives that include up to two months free rent are currently being offered.
Located at 32 Oakland Avenue just blocks from the Journal Square PATH Station, Overlook Flats boasts a mix of modern homes and an unparalleled array of indoor and outdoor amenities -- including a breathtaking rooftop oasis with a pool, firepits, and lounge overlooking the Manhattan skyline. The Marketing Directors is the property’s exclusive marketing and leasing agent.
The vibrant resident activity at Overlook Flats is bolstered by a host of indoor amenities that include a spacious lobby with a double-height lounge and sculptural floating staircase, co-working spaces, an incredible children's playroom with a parent's lounge, sports simulator, and a modern fitness and training center with interactive equipment for on-demand workouts and separate H.I.I.T. and yoga studio.
The property also features imaginative outdoor areas from landscape architect Melillo|Bauer|Carman. These incredible spaces include a rooftop amenity deck, one of Journal Square's highest, offering a pool with a hot tub, chaise lounges, BBQ areas, a kitchenette, and a lounge area with a foosball table and pool table. A second landscaped rooftop terrace provides firepits and additional picnic areas, as well as a bocce ball court and a pet playground.
Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully-automated private parking garage.
Overlook Flats has been designed to achieve LEED-certification from the U.S. Green Building Council, demonstrating the developer’s commitment to sustainability and eco-friendly living. JT Engineering served as the structural engineer, and KEA Engineers as the MEP Engineer.
Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats features loft-inspired apartments with nine-foot ceilings (with penthouses offering 12-foot ceilings), luxurious wide plank flooring, pre-installed living room fans for optimal comfort, and floor-to-ceiling windows that flood each space with natural light. Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while lavish bathrooms boast frameless glass shower doors, quartz countertops, and Delta matte black fixtures. Residents are afforded the opportunity to personalize their living spaces on a first-come first-served basis, with a variety of homes offering two different color palettes for their kitchens and bathrooms. Homes located on odd-numbered floors will feature a lighter modern palette, while even-numbered floors feature a darker traditional palette, adding an additional layer of allure to the overall living experience.
