River Vale, NJ
The developer of Overlook Flats announced today the signing of the 100th lease at the new 16-story rental building designed by architect Michels & Waldron in Jersey City’s Journal Square.
The impressive milestone was achieved in less than two months from the start of occupancy at the property, which features 297 residences complemented by a host of amenities and social spaces, according to developer Milton Fantin and the Fantin companies (Urban Property Developers and Urban Property Managers).
Ideally and conveniently located at 32 Oakland Avenue, Overlook Flats provides residents great access to the dynamic restaurants, bars and cultural scene in Journal Square and a quick walk to the Journal Square PATH Station, where commuters are whisked to the business and entertainment centers of Manhattan. Residents will enjoy the neighborhood’s newest amenity: Food Story Natural Market, a full-service market offering a selection of fresh produce, meats, fish, sushi, and prepared hot and cold foods, recently opened next to the PATH Station.
Overlook Flats features uniquely designed studios, one-, two-, and three-bedroom residences with nine-foot ceilings (with penthouses offering 12-foot ceilings), luxurious wide plank vinyl flooring, pre-installed living room fans for optimal comfort, and floor-to-ceiling windows that flood each space with natural light.
Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while lavish bathrooms boast frameless glass shower doors, quartz countertops, and Delta matte black fixtures. Residents are afforded the opportunity to personalize their living spaces on a first-come first-served basis, with a variety of homes offering two different color palettes for their kitchens and bathrooms. Homes located on odd-numbered floors will feature a lighter modern palette, while even-numbered floors feature a darker traditional palette, adding an additional layer of allure to the overall living experience.
The resort-inspired lifestyle at Overlook Flats is enhanced by a comprehensive suite of amenities and social spaces. Engaging outdoor areas imagined by landscape architect Melillo|Bauer|Carman include a rooftop amenity deck, one of Journal Square’s highest, offering a pool with a hot tub, chaise lounges, BBQ areas, a kitchenette, and a lounge area with a foosball table and pool table. A second landscaped rooftop terrace provides firepits and additional picnic areas, as well as a bocce ball court and a pet playground. The sweeping views from these decks are unsurpassed, and include unparalleled views of the downtown Manhattan skyline.
Indoor amenities are highlighted by a spacious lobby with a double-height lounge and sculptural floating staircase, co-working spaces, a children's playroom with a parent's den, golf simulator, and a modern fitness and training center with interactive equipment for on-demand workouts and separate H.I.I.T. studio. Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully-automated private parking garage.
Overlook Flats has been designed to achieve LEED-certification from the U.S. Green Building Council, demonstrating the developer’s commitment to sustainability and eco-friendly living. JT Engineering served as the structural engineer, and KEA Engineers as the MEP Engineer.
