A new 23-story building embodying the metropolitan energy of its downtown New Brunswick, NJ location is being heralded as a game-changer for the city, with a multi-purpose performing arts theater in the base and 207 luxury rental apartments above.

Designed by renowned Boston-based architect Elkus Manfredi, the 450,000 square-foot structure houses the New Brunswick Performing Arts Center (NBPAC), a new venue offering world-class musical, dance and theatrical performances.  NBPAC includes The Elizabeth Ross Johnson Theater and The Arthur Laurents Theater and is home to Crossroads Theatre Company, American Repertory Ballet, George Street Playhouse and Rutgers University Mason Gross School of the Arts.

Rising above the theaters is Premiere Residences, new collection of 207 rental residences and modern indoor and outdoor amenities.  Leasing is well underway for the residences, which was developed by Philadelphia-based developer and property manager Pennrose.

The cutting-edge urban project leverages its location in the heart of New Brunswick’s cultural district and just steps from rail service which brings Philadelphia and Manhattan within easy reach.

The $170 million development is the latest example of how the aptly-named Hub City has grown on every front, adding key lifestyle services and amenities to renowned existing corporate anchors like Johnson and Johnson and all that hometown Rutgers University has to offer.

New Brunswick’s residential options are also on the rise, delivering a new level of design, style and amenities to a resident base demanding more.  The pinnacle of these offerings is Premiere Residences, where exclusive marketing and leasing agent The Marketing Directors recently introduced a fully-immersive virtual presentation that allows renters to “walk through” the building’s furnished model homes and social spaces.

Exclusive lifestyle amenities include an attended lobby, state-of-the-art fitness center, yoga studio, residents-only lounge, billiards room, karaoke room, co-working and private meeting rooms and a demonstration kitchen.  Desirable outdoor social space is highlighted by a penthouse roof deck with sparkling pool, BBQ grills, Sky Lounge and bar and fire pit. Package lockers and bike storage are also available.

Style and design excellence extend to the homes as well, which feature studios, one- and two-bedroom apartments.  The expansive layouts boast 10-foot ceiling heights and floor-to-ceiling windows that bathe the homes in natural light.  Kitchens are adorned with Baltic Oak Taupe vinyl plank flooring, quartz countertops, glass backsplash and energy-smart stainless-steel appliances, while lavish baths feature porcelain tile floors, tubs and showers.

"Premiere Residences was designed with a ‘live, work, play’ lifestyle in mind, tying together the building’s stylish homes and forward-thinking amenities with a convenient location within a cultural hub,” said Richard K. Barnhart, Chairman and CEO of Pennrose.  “The building reflects the evolution of New Brunswick and our commitment to delivering a meaningful lifestyle experience to our residents.”

Premiere Residences is located at 7 Livingston Avenue in the heart of the downtown district.  The new 23-story building – the tallest in the city -- is easily walkable to the New Brunswick Train Station, which serves New Jersey Transit's northeast corridor line with service into New York City's Penn Station and Philadelphia’s 30th Street Station.  Express Amtrak trains are also available at the station.

Celebrated neighborhood attractions include famed restaurants such as The Frog and The Peach and Catherine Lombardi, State Theatre, Heldrich Hotel, Rutgers University, the RWJ Fitness and Wellness Center and countless restaurants, bars and boutiques.

“Premiere Residences has successfully appealed to area residents looking to move up to a more sophisticated, amenity-rich building to those coming from more suburban locations who want to enjoy New Brunswick’s vibrant setting and commuter convenience,” said Jacqueline Urgo, President of The Marketing Directors.  “It’s an exceptional lifestyle experience that is reflected in the early leasing activity.”

In addition to the in-town train station, New Brunswick also offers proximity to major highways, including the NJ Turnpike, I-287 and Routes 18 and 27, providing access to northern New Jersey, the famed Jersey Shore and the science and research belts in Middlesex and Somerset Counties.
