70% of the 207 rental homes in the Elkus Manfredi-designed Premier Residences in downtown New Brunswick, N.J. have now been leased.  The 23-story high-rise tower has seen an uptick in fall activity as renters have responded to the re-opening of almost all of its sophisticated recreational and social amenities.

The professionally decorated and designed amenities include a state-of-the-art fitness center, yoga studio, residents-only lounge, billiards room, karaoke room, co-working and private meeting rooms, demonstration kitchen, and Sky Lounge and bar.  Cooperating weather has also allowed residents to extend their lifestyle outdoors on the building’s penthouse roof deck which features BBQ grills and lounge seating.  Social distancing guidelines are in place to allow residents to enjoy the building’s amenity package safely and responsibly.

Further fueling the strong leasing velocity is the reemergence of the dynamic lifestyle, arts and cultural scene that has earned New Brunswick a reputation as Central New Jersey’s most vibrant downtown.  Just steps from Premiere Residences, George Street is closed to traffic from Thursday to Sunday and transformed into an outdoor hub of sidewalk dining, live music, and other performances.  One of New Jersey’s most famed comedy clubs, Stress Factory, is also offering outdoor standup shows just blocks away from the building on Church Street.

The building's developer and property manager is Pennrose.  The Marketing Directors is its exclusive marketing and leasing agent.

Premiere Residences offers a stylish collection of studio, one- and two-bedroom homes starting from $1,875 a month with limited-time incentives and immediate occupancy available.  The expansive layouts feature 10-foot ceiling heights and floor-to-ceiling windows that bathe the homes in natural light.  Kitchens boast Baltic Oak Taupe vinyl plank flooring, quartz countertops, a full-height glass backsplash and energy-smart stainless-steel appliances, while lavish baths are adorned with porcelain tile floors, tubs and showers.

Premiere Residences is located at 7 Livingston Avenue in the heart of the downtown district.  The eye-catching building – the tallest in the city – is within easy walking distance to the New Brunswick Train Station which serves New Jersey Transit's northeast corridor line with service into New York City's Penn Station and Philadelphia’s 30th Street Station.  Express Amtrak trains are also available at the station.

The building also houses the New Brunswick Performing Arts Center (NBPAC), which offers world-class musical, dance and theatrical performances.  Other celebrated attractions are steps away, including restaurants such as The Frog and The Peach and Catherine Lombardi, the George Street Playhouse, State Theatre, Heldrich Hotel, Rutgers University, the RWJ Fitness and Wellness Center and countless restaurants, bars and boutiques.

In addition to the in-town train station, New Brunswick also offers proximity to major highways, including the NJ Turnpike, I-287 and Routes 18 and 27, providing access to northern New Jersey, the famed Jersey Shore and the science and research belts in Middlesex and Somerset Counties.
