The massing strategy was developed in direct response to a number of design criteria:
Ensure that every unit receive natural light and ventilation from two sides
Develop a building fenestration which responds to its solar orientation and incorporates passive solar design strategies
Develop quality tenant outdoor spaces that encourage interaction
Develop a ground floor public space that welcomes pedestrians and reinforces neighborhood-serving commercial use
Each building elevation along 5th Street, Broadway and 5th Court has separations to allow natural ventilation to penetrate into the main interior court yard at all residential levels. This increases porosity, helps to break up the facades and diminishes the otherwise massive building at all three facades.
Habitability and livability are critically important in the design. Providing natural light and ventilation into every apartment is imperative for the comfort of every tenant. The design does not incorporate any double loaded corridors, thereby eliminating the need for mechanical ventilation.
Exterior landscape areas for tenants are located on every floor. The second-floor podium has lush landscaping and outdoor seating areas for entertaining and relaxing in the large open space. The podium deck contains a light-filled outdoor space which measures 53 by 38 feet. This, we believe, is unique to apartment buildings of this size and nature. The roof contains a large outdoor space with a variety of programmed areas for passive activities.
Roof-top solar collectors produce enough electrical power for the public spaces. Solar hot water pre-heat collectors and VRF HVAC systems increase energy efficiency, lower energy costs and create a highly-sustainable urban development.
