This renovation and addition to a 1950’s ranch house included the complete rehabilitation of the existing first floor and the addition of a new second floor.
The new second floor included a new Master Bedroom suite and three new bedrooms. Walk-in closets were added in every room. Large windows added brightness and natural ventilation to the house. New siding, shutters, roofing, windows, and lighting enliven the exterior. A new central portico with ornamental columns announces the formal entry to the Main Foyer. The existing screen porch and the structural framing of the house were retained, but virtually every other component of the house was replaced and upgraded, including the flooring, the insulation, wiring, lighting, heating systems, air conditioning systems, windows, cabinets, doors, and plumbing fixtures. In the basement, the existing structural beams and columns were reinforced in order to support the loads of the new second floor.
Because the existing house was closer to the property lines than current zoning laws allowed, Tektoniks successfully obtained a variance from the Town of Natick to allow the addition to build upon the existing footprint of the house. The project was completed within the owner’s anticipated budget and timeframe.
