Watermark, a new 453-unit mixed-use development located at 1900 Half Street, SW in Washington D.C. just launched leasing. Designed by Antunovich Associates, the project is situated in an opportunity zone and was previously an 11-story office building leased to General Services Administration (GSA). It remained vacant for years before its adaptive reuse and full upgrade, now embracing a brilliantly blue exterior and fresh interiors.
Antunovich Associates’ adaptive reuse of Watermark included a new curtain wall system, suitable for a first class residential tower with exterior balconies, operable windows, and high-performing energy efficiency. Floor plates were converted into an efficient residential layout, providing optimum light and views from every unit. Two large public green spaces were added above the retail podium for public amenities.
Co-developed by Douglas Development Corporation and PTM Partners, Watermark offers studios to three-bedroom homes. It is the first new luxury waterfront development to open in Buzzard Point, marking another significant milestone in the overall development of the city’s Southwest Waterfront neighborhood.
Originally an industrial outpost dubbed “Turkey Buzzard Point,” the Buzzard Point neighborhood itself has been making a comeback as a vibrant urban area to attract newcomers as an idyllic spot to live, work and play. New developments in the area include the new 445,000-square-foot soccer stadium, Audi Field, where the D.C. United team will compete. Watermark residents will also be in walking distance to Frederick Douglass Memorial Bridge, which will be pedestrian-friendly and is on track to open in 2021.
