Southgate Towers

The architecture and design firm Stantec has completed the final phase of the $40 million dollar renovation of Southgate Towers, the bayfront residential building at 900 West Avenue, Miami Beach, with the completion of its South Tower.

“Stantec’s objective was to elevate the overall design and residential experience of Southgate Towers,” says Susan LaFleur, director of hospitality and residential interiors in Stantec’s Miami office. “We succeeded in paying homage to the property’s history, while bringing it into the present.”

The South Tower’s revamp included 253 redesigned residences with new amenities. The North Tower’s revamp, which was completed in 2015, included 242 redesigned residences, fitness center, massage and yoga room, and retail/restaurant space.

Both 14-story towers have a new façade with glass rails and intricate, white aluminum panels throughout and share a new resort-style infinity pool with Jacuzzi, cabanas, and a lap pool surrounded by palm trees and lush landscaping. 

The main lobby, located between the two towers, features modern custom furnishings and décor, a bar area, and glass doors that offer expansive water views. The hospitality lounge conveys a laidback, contemporary ambiance with custom light fixtures and dark woods. It has a demonstration kitchen, pool table, and dining table for private events and meetings. There’s also a separate media room with large TVs and modern sofas and chairs.

The residences at Southgate Towers include penthouses, one- and two-bedroom and studios. They feature new carpeting in the bedrooms, porcelain tile and custom rugs in the living areas and bathrooms, recessed lighting fixtures, European-style cabinetry, washer/dryer, and hurricane-proof windows. Modern amenities such as Wolf/Sub Zero appliances, gourmet kitchens with stone counters and whirlpool tubs have been added to the three-bedroom penthouses. The residences have bay, ocean, or city views.

Other amenities include a Cheese Course restaurant and Maham Yoga studio plus an electric car charging station and a private marina with boat slips.

Southgate Towers was originally built in 1960 by developer Nathan Gumenick and was among the tallest residential buildings in the Miami area. The third generation of the Gumenick family is still actively engaged in the company. Southgate Towers is owned and managed by Gumenick Properties based in Henrico, Virginia.
