One Priory Square

Part of the broader Priory Quarter masterplan, One Priory Square and Lacuna Place occupy a pivotal location, midblock between Priory Street and Havelock Road in Hastings.

One Priory Square provides 5,300m2 flexible office and training space of and is now SAGA’s headquarters. The building provides over seven open plan levels with a pronounced double height entrance opening onto the new Priory Square to the south. The boardroom space on the upper floors has direct access to framed balconies, capturing dramatic views of the Hastings roofscape, castle and distant coastline.

A new east-west pedestrian link (known locally as ‘twitten’) is threaded between Lacuna Place and Priory Square, becoming the urban ‘armature’ for the projects spatial organisation, public face and entrance sequence.

The colourful facade of the office building facing a central court contrasts strongly to the contextual response of the Havelock Road facade of Lacuna Place.
