Development of a City of Los Angeles Standard Lot with a SFD single-story structural remodel and addition.

2300 sf 1995 era California bungalow with a 10' high deck on a downslope lot faces incredible LAX views, and adding an additional 2,300 sf. to the second floor

Mission: Design a new modern look to the property on a minimal budget for internet finance gurus Realty Mogul and silent investment partners.

Permit: Permit issuance took roughly 3 months and cost upwards of $9,500.00.

Eco: This project will utilize rain collection and re-distribution. Recycling is also top of the list as all elements from the existing home have been reused in the design of the new home. All low voc elements will be used including paint and finish materials.

Design: The original bungalow house was definitely poorly sited following the orientation of the downslope. Redesign included recalibrating the solar infiltration along the South axis, and visually giving the building a rhythm and animation never before introduced on this street. By setting back the old mansard and providing a flat deck at the street level the hoist feels less obtuse to the edge of the street. The sense of relief was apparent when the roof came off initially and after the deck was framed no less than thirty neighbors commented on the improvement.
