A New Model of Suburban Industrial Park+TOD
The Ningbo Jiangbei Cloud Valley Industrial Office Park project covers a total area of 20.98 hectares, with a total aboveground construction area of about 400000 square meters. It is composed of two plots of land in the east and south, divided into four major areas: commercial, office, residential, and park. The landscape is connected by a core green corridor connecting Cloud Valley from east to west - the "Cloud Chain Park"; And around the Changxing Road subway station on Line 4 of the rail transit, a pedestrian overpass will be set up to organically connect the four major areas, jointly forming an efficient, multi-dimensional, and fully covered TOD industrial park community model. The southern plot, which is responsible for planning and designing the project, consists of a high-rise industrial office area and a low-level garden office area.
Design strategy for industrial office:
The industrial office includes an 18 floors 76 meter high Grade A high-rise office building, a 12 floors 50 meter high Grade A high-rise office building, and a 7 floors 25 meter high talent apartment. The overall architectural layout echoes the commercial district, becoming a representative core area in the project. And through pedestrian overpasses, the connection between industrial office and rail transit is achieved.
Design strategy for garden office:
The park adopts a cluster style planning structure, integrating streets, greenery, activities, and buildings, forming a spatial layout with squares outside and courtyards inside, creating a rhythmic spatial atmosphere. The layout of enclosed office takes the office scale required by incubating enterprises as a standard building module, and forms an office cluster through the twisting and splicing of modules.
The design system is the guarantee of completion control:
The office tower in the Ningbo project still ensures the full curtain wall effect and high completion of the building; even though the curtain wall cost is lower than the most conventional frame curtain wall cost. It has been proven that low cost is not the enemy of completion, and a complete design system is the guarantee of completion.
Conclusion:
The project integrates the planning of industrial parks into the TOD development model, with multiple functions combined, point by area, and leveraging agglomeration effects. The park fully utilizes resources and closely connects with surrounding functional areas, forming a closed loop. Realize community-based, garden oriented and modular approaches. Improving the quality of office environment and office flexibility in multiple aspects under limited cost is a design practice and exploration set up in this project for the development of industrial parks.
