The Fountains

Located in East New York, this massive affordable housing complex consists of 6 buildings including residential, commercial and recreational space connecting and creating a community.

This site was rezoned for mixed use (Residential, Commercial and Community facility) and an increase in overall bulk. Over the course of 18 months, we successfully led the rezoning process of the property to allow for 1,163 units of mixed-income housing, 105,989 sq. ft. of commercial and community facility space, and underground and on grade parking for more than 500 cars. 6 years after we first assisted our client in evaluating land use feasibility for this property, all 6 buildings are now complete, and we are proud to say that we were involved in the process every step of the way. The completion of this project marks the pivotal transformation for a depressed neighborhood in East New York, and residents have adopted this project as their own.

200 apartments are for seniors over age 62, all in the same building, with 60 of them set aside for homeless seniors. An additional 192 apartments are set aside as supportive housing with on-site services for adults with intellectual or developmental disabilities.
