Allianz Deutschland AG has opened the doors to its most modern and sustainable building in Unterföhring, located at the north-east of Munich. The new building becomes part of the existing business park, featuring only the most contemporary and the most energy efficient office buildings.
A diagonal bridge connecting the insurance company's existing main administration building with the new administration building breaks the orthogonality of the perimeter block development chosen for the new building.
This approach becomes the motif and defines the arrangement of the structural consolidation and organisation of the courtyards and the block's interior spaces. Large two-storey high cutouts of the perimeter on the western and eastern sides of the building highlight these exciting interiors and define accesses.
The sunken courtyards, generously green and of varying sizes and character guarantee natural light to the special basement functions: the staff dining hall, conference and classrooms are connected by a freestanding staircase to the lobby. The office areas on the upper floors are divided into 400 m2 units, each accessible by one of the seven circulation cores.
The simultaneously lively and homogenous façade is defined by translucent glazed shading elements, fixed in a regular pattern in front of the windows and slightly askew to the alignment of the building's facade.
Several construction features make this project very energy efficient: the energy-saving HVAC system, a combination of thermally activated concrete slabs and quick activating heating and cooling panels, and heating based on geothermal energy. In addition, sustainability is reinforced by the sourcing of ecological materials, as well efficiency of the usable surfaces and the flexible usability concept.
This has awarded the building a DGNB Platinum rating.
