The Laguna Beskidów (Lagoon of the Beskids) apartment complex, which is being built on Żywiec Lake, offers residents a high standard of housing and a rich recreational infrastructure. An indoor swimming pool, SPA and fitness rooms are planned for the estate, and a beach and boat landing on a nearby island.

The estate is located in Zarzecze near Żywiec, on the shores of Lake Żywiec in southern Poland, close to the borders with Slovakia and the Czech Republic.

Its surroundings are famous for their exceptional scenic qualities. The mountainous lake picturesquely nestles between the slopes of Little Beskids, reaching the borders of the Żywiec Basin and Żywiec itself. The lake is popular with sailors, anglers and beachgoers. In its vicinity there are also numerous bicycle trails and bases for hiking trips to Babia Góra, Pilsko and Skrzyczne, and in winter – for skiing to Szczyrk.

The exclusive apartment complex at the site was designed by the Bielsko-Biała-based studio Archas Design. – In the concept we used the unique advantages of the location, says architect Maciej Zuber, owner of Archas Design. – The low-rise buildings were designed to blend in with their surroundings without disturbing neighbours’ views of the lake and mountains. Their horizontal placement in the terrain and keeping large distances between them, allowed us to achieve the effect of perfect exposure of the charming landscape.

The architecture proposed by Archas Design refers to traditional mountain architecture. It is inspired by local culture and an atmosphere taken from Alpine resorts. The sharp lines of the roofs refer to mountain peaks, while the light-coloured facades with accents of graphite and wooden fins are reflected in the shimmering mirror of water against the background of the forests growing on the slopes. The modern character is emphasized by large-scale glazing and translucent balustrades. Panoramic windows on the top floor reach up to five meters in height. The buildings have numerous terraces and large balconies running the entire length of the apartments. All this so that residents can enjoy the proximity of nature. And if one craves a different perspective, one can use the glass viewing elevator in the building closest to the lake.

Laguna Beskidów is being built on an area of 4 hectares. The largest of the buildings (A) with 97 apartments has already been handed over to tenants for use. It is surrounded by green squares and streets and an illuminated avenue leads to the lake. The next two buildings (B and C), with a total of 109 apartments, are undergoing final finishing touches. Construction and design of three more buildings has also begun. In two years, the estate will consist of six buildings with 427 apartments.

The final phase of the project promises to be particularly interesting, with the construction of an indoor swimming pool, a green terrace with a jacuzzi on the roof of one of the buildings, and a marina on an island adjacent to the estate.

– The wharf, along with recreational infrastructure, is to be an attractive addition to the premium apartment offer, says Kacper Habdas, a representative of Kombi Invest, which is the investor of the Laguna Beskidów. – After strengthening the island's shores with stones, we plan to build a boat dock on the island, as well as catering and sanitary facilities.

It is intended by the investor to be a place for comfortable and safe leisure activities by the water. It is being built mainly with the residents of the estate in mind, although it will be open to everyone.

The project envisages the launch of a water equipment rental shop, a restaurant and cocktail bar, a watchtower of water rescue, changing rooms and toilets on the waterfront. A promenade leads to the island, along which a section of a pedestrian and bicycle trail around Lake Żywiec will be built. 

The developer's impact on the neighbourhood is not limited to the estate itself, and is consistent with the contemporary trend of sustainable development – in harmony with nature and the local community. Not only apartments, but a unique leisure and recreation enclave will be created here. – The Laguna Beskidów is not only an attractive location that allows you to enjoy the beautiful surroundings. It is also a comfortable home with the possibility to enjoy active recreation," adds Kacper Habdas.

The buildings will provide residents with a sauna and wellness area, a fitness room, a bicycle room and a ski room. A multipurpose field and playgrounds are also planned for the estate.

All apartments will be equipped with a smart control system that will allow remote control of lighting, heating and shading. The apartments will also be equipped with state-of-the-art humidity-controlled ventilation to ensure proper air moisture in the lakeside apartments.

The location of the Laguna Beskidów makes it a particularly attractive destination for active people. In the summer, for hiking, fishing and water sports enthusiasts, while in the winter - skiing. The nearby Żar Mountain, which can be reached by cable car, is teeming with life. However, the most important recreational spot in winter is nearby Szczyrk, where there are dozens of kilometres of slopes available for skiing enthusiasts.

The estate is just a dozen minutes' drive from Szczyrk and Bielsko-Biała, a city of half a million people that boasts beautiful architecture, and that has earned it the nickname "Little Vienna."

The S1 expressway, which runs 5 km from Lagoon, makes it possible to reach the borders of both the Czech Republic and Slovakia in 40 minutes.
