Ribeiro Caram, São Paulo, BR, Architect | Project Manager
Ribeiro Caram is the 8th largest construction company in Brazil. In 2019, they started an in-house Real Estate Development branch focused on projects eligible for Brazil’s affordable housing financing program. I was employee #2. Today their portfolio of projects ranges from house condominiums in São Paulo’s countryside to high-rise buildings in São Paulo‘s capital.
I was responsible for residential and mixed-use real estate development projects from site assessment to entitlement. Activities include:
• Manage multiple developments in parallel (600+ units) with an average revenue projection of $20M/development
• Assess, select, and manage the design, legal, consultants, and engineering team. Conduct the bidding process, negotiate the cost and scope, and lead the team from kick-off through achieving projects milestones to delivery
• Set and meet project deadlines including organizing team responsibilities and identifying priorities
• Lead project meetings with consultants and external partners, attending project-related meetings and reviewing all the projects using BIM and CAD tools to ensure all projects are properly coordinated
• Evaluate the suitability of potential building sites for affordable housing including environmental, zoning, market, access, and buildability
• Help build the department’s management system for the ISO 9001 certification
• Established the company BIM Mandate for the residential projects, helping the company to implement and start developing their complex residential projects on Revit
Construtora Tenda, São Paulo, BR, Project Analyst
Tenda is the 3rd largest construction company in Brazil. Tenda has an in-house design team responsible for the architecture, landscape, and interior design projects focused on projects eligible for Brazil’s affordable housing financing program.
I was responsible for preparing the documents and plans required to get the development approved by the city hall. Activities include:
• Analyze, review, and prepare the project plans to ensure they are in compliance with the city codes, studying the different cities zoning laws and guaranteeing fewer reviews from the city hall
• Support the legal team by answering their questions and making the necessary corrections to the project plans and resubmitting them to city hall
• Design and produce documents and plans of subdivision projects for approval
• Participate in the implementation of Revit in the company by working on a pilot project and showing how much time the company could save with the software
Fernando Consoni Architecture + Design, Campinas, BR, Interior Designer
FC+AD is a boutique architecture firm located in Campinas. The main focus was interior design, primarily remodeling residential spaces. They would also participate in exhibitions, designing rooms.
I was responsible for preparing the construction documents for interior design projects. Activities include:
• Constructions design plans using AutoCAD, SketchUp+Layout, and Revit
• 3D mock-ups in Revit and SketchUp to help generate the renders
• Quantitative analysis to calculate the total cost of the project
