About 

I have 28 years of experience in Architecture, 9 years in New York City as a  Project Manager (2002-2010); 10 years as a License Architect running my own firm in Peru (1991-2001) ;  and
9 years working in Architectural Offices and Construction “Companies in Peru (1981-1990).

I am able to development Architectural projects from inception to completion, new buildings, rehabs and renovations. My experience in NYC and in Peru includes the development of Residential Multifamily Apartment Buildings, Three Family, Two Family and One Family Houses, ( middle and low income housing); Commercial (Stores), Offices, Banks, Churches, and other institutional buildings (City Buildings, Schools).   In Peru I design Public Spaces, like Planning and design of outdoor furniture, streets, landscapes, parks, plazas, playgrounds, and outdoor and indoor sports structures, such as stadiums, coliseums and swimming pools. As well Urban Planning projects.
My responsibilities in New York architectural office and my own experience include:
•   The planning, design, both development of or supervision of development of Construction Documents, including details and As-built Drawings.
•     Thorough knowledge, analytical and calculations skills, e.g. NYC Building Codes, Zoning, Accessibility Analysis,  ADA (Americans with Disabilities Act) EHO-Fair Housing Act, ANSI A117-1-2003, LL58/87, Energy Analysis (COMcheck, REScheck Softwares), Survey interpretation and Calculations for Builders Pavement Plans.
•    Coordination with clients, engineers, and contractors.
•     Researches of materials and Coordination with Manufactures, etc.
•     Experience reviewing and coordinate consultants’ pre-bid design construction documents set.
•     Large experience over-seeing construction documents, addressing most particularly: quality of design; conformance to applicable codes; completeness and correctness of documents and details; conformity to scope; identifying of errors, inconsistencies and lack of clarity.  Assures documents are sufficiently developed and complete for bidding and for construction.
•      Extensive experience as construction manager, overseeing and coordinating construction activities of varies projects; (Residential, Sports Facilities, Furniture Streets, Parks Plazas, children playground, Super-market, etc.) and as Owners Representative in three Bank offices.
•      Proactive with a strong commitment to design excellence and high research capacity
•      Construction Administration, as well  field experience overseeing the contractor’s installation of Architectural finish.
•     Proficient in AutoCAD (all AutoCAD from AutoCAD 14 to 2010) and Revit.

Highlights: This eight stories residential building is a masonry and plank structure. The exterior of the building is brick and stone veneer. This low income building has 54 units.
Role: Revise, red-mark and check compliance with Building Code, Zoning, Energy (COMcheck) and Accessibility, BPP correct construction drawings and coordinate Architectural drawings with MEP Drawings.

Role: Revise, red-mark and check compliance with Building Code, Zoning, Energy (COMcheck) and Accessibility, BPP correct construction drawings and coordinate Architectural drawings with MEP Drawings.

Highlights: The Solara, two buildings at 10 story is a masonry and plank structure. The exterior of the buildings are brick and stone veneer. These affordable luxury buildings have 166 units. The building has a gym, in-house laundry, a recreation center, a video-intercom, a courtyard garden and on-site parking. Each unit features ceramic baths, oak cabinets and granite countertops

Highlights: It is a beautiful Romanesque Revival structure built in the 1880’s that was completely rehabilitated interiorly and restore exteriorly. It was proposed 8-units. It was renovated by Habitat for Humanity, NY.
