Proposal-1:
Being close to the airport, and the neighboring city fabric can take on more vertical approach than the zoning allows us to do especially that the infrastructure notably the freeway and the main streets are able to accommodate such development.
The proposal included besides the commercial areas (580 m2) an office space (1400 m2) located on the 3rd and 4thfloor. It also includes an approximate 8000 m2 of luxury residential area that varies from 2 bedroom apartments to 4 bedroom penthouses. They all enjoy the comfort of large space and a full service
of maintenance, management, and entertainment. Our proposal took also into consideration the needs for the structure to be sustainable in the construction methods and in providing clean technologies that would offer comfort with less impact on the environment.
Unfortunately the city council did not approve of it. We had to go back to the drawing board again.
Proposal 2:
The City Council allowed only 6 story height, our architectural approach was switched to a horizontal movement. Having this in mind, we organized this energy by treating the units/flats as clusters and had them seek directions.
The proposal included besides the underground parking and support spaces (1880 m2) an office space (147 m2) located on the Ground Floor that houses 247m2 management and maintenance support. The main residential area spread over a total of an approximate 18,426 m2.
All luxury Apartments vary from 2 bedroom to 4 bedroom penthouses. They all enjoy the comfort of large space and a full service of entertainment, Gym, a large multipurpose room, panoramic roof swimming pool, green deck, roof Bar
(766 m2). The complex has its own security management.
Garden apartments were introduced where each unit has its green zone and parking place within their unit.
At the end we have introduced the following:
On ground floor we have introduced besides 5 x 2-Br. apartments each with its own garden and parking lot and a full gym area.
- 1st and 2nd levels Tot. 8 apartments: 4 x 2 , 3 x 3, and 1 x 4 Br. apartments.
- 3rd level Tot. 7 apartments: 2 x 1, 2 x 2, 2 x 3, and 1 x 4 Br. apartment.
- 4th level: 2 x 4 Br. penthouses with their own double deck roof garden
Overlooking a roof deck swimming pool, and 1 x 3 Br. apartment. Each with kitchen/bar opened to the living and dining room.
- A private multipurpose hall. A deck panoramic swimming pool with a service bar. M/F locker rooms with showers and WC.
