•Managed architectural phase services for KTGY's Los Angeles office for projects across multiple cities: Los Angeles, Salt Lake City, Seattle, Denver, San Jose, and Santa Clarita. Conducted weekly Owner-Architect-Contractor (OAC) meetings and collaborated with owners, management representatives, and contractors to ensure project alignment.
•Managed construction documents and construction phase services for over 15 multifamily projects and the substantial completion of (3) three modular low-income housing projects, (3) high density podium mix-use projects, and (3) three multi-family walk-up projects. Ranging from $40 million to $100 million and totally over 2,000 apartment units. Demonstrating expertise and experience in managing multiple large-scale construction projects simultaneously.
•Monitored performance of the construction process involving monthly site visits for evaluations of the work in progress and ensure compliance with the construction documents were being followed.
•Managed daily activities of the office project construction team of (4) four, including review of site observation reports preparing and coordination of bulletins, issuing ASI’s, preparing & answering RFI's to avoid errors & omission claims, submittal review per specifications, and updating of construction documents as needed with client changes.
•Reviewed project billing, prepared monthly manager reports, and reported on project progress status. Reviewed and processed monthly payment applications.
•Resolved complex construction-related issues promptly with the construction team to avoid construction delays and maintain the schedule.
•Established relationships with ownership and contractors to align priorities, goals, and objectives weekly to achieve the desired result.
•Enhanced improvement of the office team with mentoring to learn and grow the knowledge of the building code, preparing for architectural exams, and understanding of the building process.
