The project is based on the location of the lot and the limitations of the geometry, for these reasons, at the request of the owner, it was necessary to maximize the proposed areas and the amount of parking that the regulations, permits, and ordinances of the district allow us.
According to the PUE, a multi-family building with 4 floors + rooftop has been projected , and a semi-basement to cover the demand for parking spaces required in an area of 306.08m2. With a curved front of 27.95ml.
The distribution of the houses is as follows: on the first and second floor there are two duplex apartments and from the third to the fourth floor and on the roof there are two triplex apartments.
Due to the alignment, it is proposed to have a direct vehicular entrance from the right side limit to the semi-basement, this is connected to the first level by means of a staircase that leads to the level of the sidewalk, then a staircase that goes up to the middle level and an elevator that transports you directly to the upper floors with stops on the first floor, third floor, and rooftop.
