Watermark at the Pearl

Part of an emerging market of rental properties for seniors, the Holden of Pearl is a high-end home for seniors at the doorstep of Portland’s vibrant, artistic, and historic Pearl District. The tower offers jaw-dropping views of the Willamette River from luxury units, all above active ground floor amenities that connects residents to their neighborhood.  

 
Ankrom Moisan's design provides outdoor space for every level of care. The street level amenity base continues the district’s historic style with traditional brick detailing and an elevated loading dock. There, residents share a public salon where they can engage with people from the community. Supporting memory care units on the ground floor level, a secluded outdoor courtyard offers essential privacy keeps residents safe and secure. 
 
Facing north and east, the tower serves as an aesthetic bridge to many modern developments in the Pearl. Ankrom Moisan positioned the tower near 13th Avenue where it wouldn’t cast a shadow on the courtyard of the neighboring development to the north. This also leaves more light on the neighboring site for another development in the future.  
 
Holden of Pearl evokes a historical feel while meeting modern energy goals with high performance exterior walls featuring brick and installed on a thermally broken rainscreen system. Its environmental performance is distinguished, with a nearly 100% green roof, high-depth plantings on nearly every elevated level, and bird-safe glazing.
