Concept development for 20- story office building on an underbuilt site in central Hollywood. Secured increased FAR in anticipation of revision to Hollywood Community Plan. Issues involved possible existing historic structures, street dedication affecting parcel size, plans for neighboring Palladium site development, in addition to issues of density and traffic.
