The Singapore-based multi-disciplinary firm Andy Fisher Workshop (AFW) has unveiled renderings of Bagmane Memphis, a two-tower office complex located within the Bagmane Capital business hub in Bengaluru, developed by Bagmane Group. Set for completion in 2025, the project adds 1.4 million square feet of flexible office space, marking the final piece of the masterplan.

Design and Façade Innovation

The project features a podium configuration that enhances its mixed-use potential by integrating retail outlets at ground level, contributing to the vibrant, knowledge-driven ecosystem of Bagmane Capital. Central to the masterplan is a green park, which we designed to seamlessly integrate into and through the building. We conceptualised the two towers as a single mass, wrapped in a distinctive façade. This mass was then "pulled apart," revealing a sleek, curtain-wall façade on the inner sides of the two towers. The two towers are then distinguished by vertical cubic geometry, broken by three voids that form terraces, optimise daylighting, and reduce heat gain. A key design feature of Bagmane Memphis is the extensive use of glazed terracotta cladding in a unique teal-green finish. This material was selected for its aesthetic appeal and performance in Bangalore’s climate. The terracotta adds a layer of depth and colour to the façade, contrasting with the glass envelope and aluminium louvre windows of the neighbouring buildings. The revival of terracotta as a modern façade material is at the core of the building’s identity. While terracotta has long been a staple of traditional architecture, the use of glazed terracotta in contemporary buildings—especially in India—remains relatively rare. Its earthy tones connect the project to India's rich cultural heritage, while its thermal properties make it an ideal solution for regulating the building's internal temperature.

Integration of Sustainability and Functionality

The façade design is not only visually striking but also sustainable. The terracotta provides natural insulation, reducing the need for artificial cooling and improving energy efficiency. The modularity of the tiles ensures easy maintenance and long-term durability. The expansive glass façade on the inner sides of the two towers contrasts with the terracotta, creating a balance between solid and transparent surfaces. This integration allows natural light to penetrate deep into the building, fostering a comfortable working environment while maintaining thermal efficiency.

Green Spaces and Connectivity

At the heart of the project is a landscaped podium deck that blends seamlessly with the surrounding park. The vehicle drop-off point is strategically placed at the centre of the podium, enhancing views and activating the ground level as a lively community space. A network of walkways and ramps connects Bagmane Memphis to neighbouring buildings and the primary courtyard. Underground parking access is thoughtfully integrated at the rear, maintaining design consistency and ease of navigation.
