Space Fund NFP, a fast growing Chicago nonprofit, is looking for a well-organized, experienced construction professional to provide management and oversight for construction projects. This three-month project-based position has potential for extension. The Construction Manager will be the primary liaison between the construction contractor teams and the owner’s team.

Space Fund was created in 2016 to promote, support and advance public appreciation of the arts, culture and civic initiatives, and to own, develop, and manage properties dedicated to arts, culture, artistic practices of artists and the transformation of communities that support the arts.

Qualified Candidate will:

  • Have current working knowledge of construction processes and sequencing.

  • Have current working knowledge of individual construction trades work.

  • Be able to identify level of craftsmanship for trades work

  • Will have a high attention to detail and precision in all facets of work.

  • Be able to review project plans and specifications to identify possible cost savings measures and potential construction issues.

  • Exhibit excellent communication skill, both verbal and written, to communicate progress, milestones and issues to owner’s teams on regular and ongoing basis. Ability and comfort with drawing as communication is a plus.

  • Exhibit excellent interpersonal skills towards internal and external teams, as a representative of the owner.

  • Be a self-starter and have the ability to guide their own work-flow and process without the help of others.

  • Have ability to prioritize and multitask and have strong organizational skills in a fast-paced and demanding environment

  • Exhibit outstanding problem solving skills and a strong professional work ethic.

  • Exhibit a passion for discovery and improvement of distressed neighborhoods, high motivation, and an ability to collaborate and work within a team setting.

  • Have minimum 5 years in construction industry working in leadership role or directly in the field with solid construction and development skills and background.

  • Be proficient in Microsoft Office softwares.

  • Proficiency in AutoCAD drawing, a plus.

  • Exhibit leadership in developing construction oversight procedure, a plus.

  • Previous design background a plus.

Essential Functions and Responsibilities:

  • Manage construction projects to ensure project goals are met

  • Oversight of construction contractor with owner’s interests in mind.

  • Ensure that municipal inspections are scheduled and completed with construction contractor(s).

  • Monitor site safety to ensure that the requirements of the Occupational Health and Safety Act are enforced.

  • Direct work both onsite and remotely to ensure quality workmanship standards are maintained, schedules are met and scope of work is completed.

  • Maintain all construction records including correspondence, contract documents, change orders, construction change directives, meeting reports, city inspection reports, product data, supplementary drawings, names and contact informations of parties involved.

  • Conduct competitive process to obtain construction bids from general contractors and subcontractors or individual trades, for contractor selection, bid analysis and issuance of contracts.

  • Provide direction and coordination of trades for small projects or small scopes of work within larger projects.

  • Coordinate schedule of construction projects and assist in training management for Rebuild Foundation’s workforce development program and skill-building.

  • Negotiate construction cost with contractors.

  • Track and report on construction budgets for individual projects.

  • Assist in developing Owner’s Sworn Statements for payment, and contractor and sub-contractor documents and lien waivers.

  • Schedule equipment deliveries and installations.

  • Secure building permits where owner is required to provide.

  • Manage insurance requirements for the duration of the build-out.

  • Develop construction schedules and cost forecasts for internal planning purposes.

  • Identify and obtain pricing for appropriate product and material choices and substitutions for use on construction projects.

  • Develop construction cost estimates for large and small projects, for renovations and new buildings.

  • Respond to team’s and construction contractor’s requests for information in a timely and effective manner.

  • Obtain field measurements as needed to assist in shop drawings or with internal team’s fabrication of installations.

  • Read & understand architectural drawings and models.

  • Draw or ensure that as-built layouts and key systems locations are documented during and after construction completion.
