Amwaj Project

Role: Project Designer;

Site Area: 121 Ha.;         GFA: 1,635,000 sq. m.;       FAR: 1.35; 

Design Time: Feb. 2006 ~ Dec. 2006.

 

Project is located between the urban areas of Moroccan capital Rabat and the adjacent Sale cities, across the lower reaches of Bouregreg River, and near its estuary to Atlantic Ocean. The unique natural environment and traditional Islamic cultural context is essential in generating the master planning concept.

 

The project is a large-scale mixed-use urban planning including office, residence, hotel, commerce, entertainment, education and public facilities.

 

Master Plan Principles:

-- Water Oriented;

-- Pedestrian Oriented;

-- Reinforcing Views and Vistas;

-- Reinforcing Natural/Urban Form;

-- Vision for Amwaj Bouregreg Project;

-- Landscaping and Parks;

-- Integration with Cities.

 

Planning Concept: Four Links Interlocking

Four Links: Gateway / Shopping Link, Open Space / Neighborhood Link, Waterway System, Central Core / Outer Ring Link.

The planning introduced water of Bouregreg River into the lots on its two sides, forming a naturally organic water transport network. A Central Island of the entire planning was formed in the larger block on west side, and a central lake was formed on east side.  The Shopping and Central Core Links intersected in the Central Island, and here is the cultural center of the project. To respect the local history and culture, the urban form and architectural styles both have rich Islamic characteristics.
