AMP Lofts

AMP Lofts is a seven-story complex consisting of 320 live-work units above 20,000 SF of ground-floor retail in the heart of Downtown Los Angeles’ Arts District.

This project was designed to fit into the eclectic context of the Arts District with old factory buildings such as the Ford Factory that made Model T’s, Biscuit Company Lofts (former west coast HQ for NABISCO), and warehouse buildings new and old of a variety of scales and sizes.  Unlike typical mixed-use projects that tend to be monolithic, this project introduces two standalone jewel boxes that break up the scale of a large apartment building and fits in with the rhythm of the neighborhood’s smaller scale boutique amenities and townhouses. Catering to the sophisticated artist community of the area, the dog-friendly complex includes a large commercial courtyard with outdoor seating and upscale amenities such as a gym, pool, sauna, clubhouse, and workshop. There are also two levels of below-grade parking for a total of 420 parking spaces. 

The 5,000 SF clubhouse is a hub for residents to co-work and co-mingle and incorporates a lobby, business center, and leasing office. The 5,000 SF workshop, an industrial space for creation and fabrication, can be used by residents as an art studio where they can create all sizes and medium of art with industrial tools and supplies. It also includes a gallery space that can be used by the residents and the greater community for art shows and events.  

The project incorporates artifacts of the site’s history, such as the signage from the original tenant, AMP Automotive, after which the project is named. In keeping with the industrial nature of the neighborhood, original brickwork was reclaimed and used throughout. The building also contains a carefully curated art and mural collection with some work from local Arts District artists on display. The live-work units express an industrial, factory-like feel, with exposed ducts and polished concrete floors. AMP Lofts participates in shaping and reinforcing the existing cultural and physical fabric of Downtown Los Angeles’ vibrant Arts District.
