A firm believer that intrapersonal skills such as humility, affability, empathy and a strong level of emotional intelligence can take an individual just as far in life as raw intelligence. My professional experience comprises working with retail, entertainment and hospitality brands which include Target Corp, Starbucks, Luxottica, Landry’s Restaurants, Aramark, Marriott International, NBCUniversal, Warner Brothers, DreamWorks Animation and Life Time Athletic. Additional accumulated experience includes working with large Universities on Stadium and higher education facility improvements and renovations. Most recently my career has been focused on complex and large format Real Estate Developments comprised of mixed-use, multi-family, retail and corporate workplace environments. I have been fortunate enough over the course of my 13 year career to work with world class organizations on both the consultant and end user side of the AEC industry, as well as numerous domestic and international municipalities, allowing me to accumulate a wealth of diversified knowledge in best practices in the areas of retail standardization, entitlements, permitting processes, spatial programming as well as both scalable project and program management. I seek to strike a balance between constantly improving, streamlining and evolving processes aiming to maximize efficiency, while also maintaining room for innovation, a high level of quality control and consistency from inception through successful completion of project delivery and close out. I also approach every project or program with an outset sense of pragmatism while looking to tap into exceptional value within a given project’s finite constraints and parameters. Select experience in the areas of Real Estate Development, Architecture and Construction include:

• Project Manager of Architecture on Life Time’s Special Projects and Pre-Design Team, subsequently assisting in leading the effort of diversifying the company’s traditional portfolio of large scale health and fitness clubs, into new business models such as Life Time Work (Co-Working Spaces), Life Time Live (Apartments), Life Time Stay (Hotels), Life Time Sport (Team Sport Facilities), Life Time Swim (Aquatics Centers) and ultimately Life Time Village Concepts which include all of the aforementioned concepts under one master development.
• Serving as the Architectural Designer and Owner’s Representative for a dual Intellectual Property Package on NBCUniversal’s new $6-8 Billion Theme Park and Resort in Beijing, China. 
• Serving as the Project Architect on over 100 Target CapEx Innovation Remodels, Starbucks CapEx Remodels and Expansions as well as Luxottica optical retail locations for Target Corp.
• Serving as a Design Consultant on the Comprehensive Master Plan and Concept Design for the $2 Billion Ritz Carlton and Azure Residences Development situated in both Paradise Valley and Scottsdale, AZ.
• Renovation, addition and programming of McClelland Hall at The Eller School of Management for University of Arizona in Tucson, AZ.

The selected projects demonstrate a consciously diversified career and advanced level of experience in the fields of architecture, design, real estate development and construction at a comprehensive level of scales, across multiple sectors within the AEC industry. Project Manager of Architecture on Life Time’s Special Projects and Pre-Design Team, reporting to Director of Special Projects and Senior Vice President of Architecture and Engineering within Life Time’s in house Architecture and Design Department.

- Management and aggressive deployment of unique and non prototypical developments, advancing the diversification of Life Time’s traditional portfolio of Greenfield, ground up industry leading Health Clubs. New diversified portfolio assets include Life Time Work (Co-Working Spaces), Life Time Live (Apartments), Life Time Sport (Team Sports Facilities), Life Time Swim (Aquatics Centers), as well as Non-Greenfield existing building and new construction Tenant Improvement Developments in high density Urban Markets.
- Assisting and acting as a liaison to Real Estate, Development, Construction and Legal teams during early stage due diligence efforts of prospective site analysis, letter of intent review, tenant and landlord work letter input and drafting, lease negotiations, construction sequencing and feasibility as well as creation of lease exhibits.
- Implementation of early design, programmatic and site planning directives from CEO, EVP of Real Estate and SVP of Architecture and Design, into schematic design packages and project narratives, which are utilized to develop secured financing and project budgets for Construction, Architecture and Development Teams after Board Approval.
- Drafting of RFP’s for Architectural, Interiors, MEP, AV/IT, Aquatics, Structural, Food Service and Speciality Vendor consultants.
- Execution of consultant contracts in compliance with project’s defined and approved budget, as well as management of Additional Service Agreements with consultants already under contract.
- Leading the development of Schematic Design and Design Development drawing packages for new or never before used Prototype Buildings, for use on prospective sites.
- Leading the development of Tenant Improvement Coordination drawing packages on new construction projects in which Life Time is either an integrated tenant into a new site masterplan or unique condition such as new ground up high rise buildings. Packages encompass precon scope in which the Landlord’s Architects, Consultants and ultimately General Contractor are responsible for integrating into base building design and construction to create suitable conditions for Life Time Construction’s tenant upfit. Samples of information conveyed in Tenant Improvement Coordinating drawing packages include but are not limited to: Preliminary code analysis, requisite slab depressions, vertical circulation requirements, structural loading diagrams, rooftop pool deck designs, aquatics coffer designs, and integration of specified building systems.
- Shepherding selected projects through early stage zoning approvals and design review boards, by interfacing with local jurisdictions having authority.
- Conducting Business Owner review and approval meetings during SD and DD phases to ensure architectural plans meet desired standards and criteria of stakeholders for a given Business Unit from an operational standpoint.

- Responsible for inventing and implementing new and improved project management workflows as well as creative problem solving when immediate solutions are needed
- Managing design and development of architectural facades, rockwork, BOH facilities and area development
- Producing rapid concept designs and art direction for external vendors to follow
- Managing statistical analysis and general logistics that include RFI tracking and overhauling Universal’s internal QC/QA process
- Preparing and participating in monthly updates to executive management
- Producing bi-weekly statistical analysis updates for park-wide executive dashboards
- Value engineering excessive costs to within budget parameters
